What it costs to hire us
One clear fee. No nickel-and-diming.
We charge a management fee that covers the ordinary work of running your building. We don't bill you for property visits, mark up vendor invoices, or charge to advertise your vacancies. Every building is quoted after we've looked at it, and every fee is in writing before you sign.
Ongoing fees
What you pay each month
Property management
7% to 10%Of gross revenue collected each month: base rent, additional rent and tenant billbacks. The rate depends on the building's size and complexity.
Monthly minimum
$250 to $500Per property. Accounting, reporting and oversight take nearly the same time for one house as for a larger building, so every property carries a minimum.
Asset management
+1%Optional, also of gross revenue. We pay and track the costs that sit below net operating income: mortgage payments and reserves, property taxes, insurance premiums, and government assessments and licenses.
Leasing
Paid only when we place a tenant

Advertising, signs and listing costs are on us. Expanding an existing commercial tenant's space counts as a new lease.
Getting started
An onboarding fee, quoted for your building
Taking over a building well is real work: gathering leases and tenant records, setting up accounts and ledgers, moving tenants onto our portal, and introducing ourselves to tenants and vendors.
How much work depends on the records we inherit. A building with clean, current files takes far less than one with years of loose paperwork, so we quote this one-time fee after we've seen what's involved.
Repairs and projects
At cost, with no markups
Vendor invoices are billed to you at actual cost, with no markup. Rebates and discounts are credited to you.
Routine maintenance labor we arrange directly is billed at the going market rate, with no markup.
Larger projects such as tenant improvements, capital work, and repairs or remodels over $10,000 are overseen for 10% of total project cost, or a fee agreed in advance.
Special requests such as estoppels, refinancing support, due diligence and tax appeals are quoted when you need them.

Setup: $3,000 for associations of 1 to 25 homes; $4,000 for 26 to 50 homes after a complexity review; custom proposal for 51 homes or more. Resale and transfer packages are $500 each ($350 at the Comprehensive level), lender questionnaires $150, and additional board meetings $250. Work beyond routine administration (larger projects, insurance claims, collections, architectural review) is billed at $125 an hour or by separate agreement, and vendor costs pass through with no markup.
